For the first time in recent memory we didn't cut our own Christmas Tree.  We did purchase a real tree from a local greenhouse, though.  The Master Gardeners at Cornell Cooperative Extension say if you don't have time to cut your own, getting it from a LOCAL grower is key to keeping it fresh.  Here's some more of their tips.

A tree that is healthy when it is cut will survive as a container plant better than one that is ill. So look for solid green foliage, avoiding trees with brown or yellow branches.

The type of tree you purchase will have a huge impact on it's longevity.  Pines and firs could last up to a month, but spruces may only last up to 10 days.

Keep them away from heat sources to prevent drying out. This includes sunny windows, fireplaces, and radiators.

Water, Water, Water.  Always make sure they have water and keep an eye on your tree's water container. Water leakage from the tree stand container could severely damage a wooden and other types of flooring.
